The redevelopment of the former Hudson River State Hospital formally commenced in March 2005, with acquisition of the 156 acre property - by developer Hudson Heritage CPCR Ventures LLC (Hudson Heritage).

Hudson Heritage acquired the site from the state for $2.75 million dollars, a mere fraction of the estimated cost to redevelop the site - which has been suggested to cost upwards of $200 million dollars. A large portion of these funds will be used during the thorough restoration of the historic Main Building – a massive 509,853 sq. ft. National Historic Landmark building, constructed during the mid to late 19th century by famed Gothic Revival architect Frederick Clarke Withers.

Hudson Heritage promptly began working to stabilize the Main Building throughout the summer and fall months, during which time it spent over $500,000 to temporarily patch and seal holes in the roof of the Main Building – which had gradually formed ever since the building was abruptly and carelessly abandon by the state in the 1970’s.

Work on the Main Building and former hospital campus were ongoing during 2006, but limited due to the fact the Town of Poughkeepsie imposed a building moratorium on residential projects, thus halting the redevelopment plans envisioned by Hudson Heritage.
